    Mortgage Example

    On a Sucina Country Club unit at a cost of €160,500 after paying the required 30% initial deposit on completion investors will look to mortgage the remaining 70%. This results in a total value of €112,350 + 7% IVA = €120,214.

    Interest Only Mortgage Option

    €120,214 could be placed (Subject to status) on an interest only mortgage at an example rate of 3.68% resulting in monthly payments of €368.00.

    Capital Repayment Mortgage

    Alternatively the remaining €120,214 could be placed (Subject to status) on a capital repayment mortgage over 30 years at an example rate of 3.68% resulting in monthly repayments of €551.97.

    2. Investor is required to pay a reservation fee of €3000 to secure the unit and freeze the price immediately.
    3. After approx 30 days the investor is required to pay 30% of the property value (less the €3000 already paid). 30% = €48,150 + 7% IVA =  €51,520.5 (less €3000 reservation fee already paid = €48,520.5.
    4. On completion of the property investor 'X' looks to mortgage the remaining 70% (See Financials below for example mortgage situations).
    5. Investor 'X' decides to go with an Interest only mortgage on the balance of €120,214 resulting in monthly mortgage payments of €368.
    6. After 5 years investor 'X' looks to sell his property. In 2004 / 2005 property values appreciated at a rate of around 25% in this reigon but if we estimate a conservative figure of 15% per annum over 5 years then the value of investor 'X' property would be around €280,000. Along with the rental profit over the 5 years amounting to €3,609 x 5 =  €18,045  Investor 'X' has made a profit of €137,545.
